FRESH PONDS VILLAGE APPLICATION AND CREDIT GUIDELINES

In order for us to process your application, you will need to fill out the rental application and review the minimum financial requirements and read the guidelines below to make sure that you qualify. Fresh Ponds Village will conduct a credit check as part of your application. Please be aware, as stated in the financial requirements that we require that you have a minimum yearly income of at least $52,000.

We offer the rental application in two versions: as a MS Excel document, and as an Adobe PDF document. Click on either link to download a copy. Please fill in the information requested. Don't forget to sign both the financial requrements and application form and either email them to FPV Leasing, mail them to 356 Ridge Road, Dayton, NJ 08810, fax them to (732) 329-2877 or bring them to our office. CREDIT CHECK

A Credit check is completed to assure the property of the credit worthiness of the applicant. An applicant with a poor credit history has an increased likelihood of defaulting on his or her rent compared to someone who has a perfect credit rating. For this reason alone, it is important that Fresh Ponds Village scrutinize the credit worthiness of each applicant and allow only those applicants who do not have (1) or more of the rejection criteria indicated below, access into our community.

  • One (1) bad debt, judgment or collection account outstanding
  • Two (2) accounts which are currently over ninety (90) days
  • Three (3) accounts which are currently over sixty (60) days
  • Two (2) accounts currently over sixty (60) days and one (1) account over ninety (90) days
  • Four (4) or more accounts, which are currently over thirty (30) days
  • Bankruptcy in the past three years
  • A discharged bankruptcy will be accepted with discharge papers.

Should a prospect have a credit history in which one (1) or more of these six points are applicable over the last 12-month period, he or she will be denied acceptance into Fresh Ponds Village. Should a prospect wish to contest his or her rejection, they may contact the Credit Bureau directly for further instructions. A Property Manager is never to allow extenuating circumstances to alter his or her decision. If a prospect meets any of the rejection criteria, regardless of the explanation, the prospect is to be rejected. If the initial deposit check is returned for any reason the application will automatically be rejected.

LANDLORD CHECK

The landlord check is a review of both the current and the previous landlords to find out whether the prospect violated any of the covenants of their lease and whether the prospect violated the right of quiet and peaceful enjoyment of their neighbors. Prospects will be denied acceptance into Fresh Ponds Village if they broke their lease and failed to complete their financial obligations to the previous landlord.
